NE 179th Street Corridor Development Projects

Project Background

Clark County removed the urban holding overlays for approximately 2,200 acres near the I-5/NE 179th Street Interchange area in 2019. This has spurred development activity, particularly along the NE 179th Street Corridor.

The District’s 2017 Comprehensive General Sewer Plan developed a long-range vision on how to expand the collection system throughout our service area. The plan identifies the necessary capital improvements that must be in place to efficiently provide sewers to the entire service area. This includes the regional sewer assets in the vicinity of the NE 179th Street Corridor.

Two local development projects will be installing new sewer assets along NE 179th Street that are required to serve their developments as well as the surrounding region. Design and construction of these projects are led and managed by the local developer(s) with guidance from the District. Construction contractors are contracted directly with the developers. The District reviews the project designs to ensure the scope of sewer work meets the long-term planning needs of the District. The District also monitors construction activity to ensure the materials and installation of sewer facilities meet current District standards.

Mill Creek Terrace Development Project

The Mill Creek Terrace Subdivision project will construct a new subdivision and associated utility and road improvements on the north side of NE 179th Street in the vicinity of NE 37th Place.

To provide sewer service to the new subdivision and the region, the project will install a new regional pump station and over half a mile of force main along NE 179th Street. Additional project details are available in the project profile.

Mill Creek Terrace Development Project

Schedule

The Developer recently contracted with Rotschy Inc. Construction is expected to commence in the summer of 2024.

Sewer-Related Construction Impacts

Construction methods to install the sewer will use open-cut excavation methods, which consists of digging a trench, laying pipe, and backfilling.

Construction of the sewer force main will impact residents and the travelling public along NE 179th Street and at the intersections with NE 26th Avenue and NE 29th Avenue.

Ridgefield School District’s New Middle School Project

The Ridgefield School District Middle School Project will construct a new middle school campus and the utility and road improvements to serve the new campus.

To provide sewer service to the new campus, the project will install half a mile of gravity main in NE 179th Street and NE 29th Avenue.

Schedule

The Ridgefield School District awarded the Construction contract to Nutter Corp. Construction is expected to commence in summer of 2024.

Sewer-Related Construction Impacts

Construction methods to install the sewer will generally use open-cut excavation methods, which consists of digging a trench, laying pipe, and backfilling. A trenchless construction method may be used to install a portion of the sewer due to depth.

Construction of the gravity sewer will impact residents and the travelling public along NE 179th Street and NE 29th Avenue.

Future NE 179th Street Improvements

Future development improvements along the NE 179th Street corridor are anticipated in several locations between NE 50th Avenue and I-5.

In addition, Clark County is planning a series of road improvement projects along the corridor. One of those projects, the NE 179th Street at NE 29th Avenue project is currently planned to go to construction in 2025. This project will install a roundabout at the named intersection. The District will be participating in the project to extend sewer service west and south through the intersection.
